Unit: In mutual funds, a unit represents a portion, or share, of the total value of the fund. Investors purchase a number of units and the unit value fluctuates with the net asset value of the fund.

And, as more and more investors became familiar with them, investors essentially bid the prices up. This meant that investors enjoyed not only a good cash yield but in most cases received a substantial capital gain on the unit value each year.
