Tenants in common do not, like joint tenants, hold by one title and by one right, but by different titles, and have several estates.

Tenants in Common
A form of ownership under which each owner holds an undivided interest in property. The interest of each owner passes to his or her estate upon death. There is no right of survivorship for the remaining owner.

Tenants in common, joint-tenants, and partners, hold an undivided right in their respective properties, until partition has been made.

Tenancy in common:tenants in common
Tenancy in common is a form of property ownership. Each tenant in common owns a distinct share in the property.

All tenants in common share equal property rights except that, upon the death of a tenant in common, that share does not go to the surviving tenants but is transferred to the estate of the deceased tenant. Unity of possession but distinct titles.

Unlike "joint tenancy," there is no "right of survivorship" if one of the tenants in common dies, and each interest may be separately sold, mortgaged or willed to another.
